property overview-
sayulita cabins is a guest house made up of a cluster of cabins on a walled property located in the tamarindos neighborhood of sayulita. it is in the 1st neighborhood along the river from the town center. it is a 10 minute walk to the town center and or the main beach, far enough from the town center to avoid most of the noise but close enough to easily walk back and forth to town. i however ride my bike so it is just a few minutes to anywhere in town. piece of cake with a golf cart or electric bike.
the units are all equipped with private baths, kitchens and private outdoor space so guests can settle in and stay for a while. the demand for short term monthly rentals has been on the rise and this place is ideal for that. the location however is close enough to town for nightly rentals.
brief description of property-
7 unit property with 6 studio cabins and a 2 bedroom cabin. "owners unit"
there are 4 studio cabins -in the back of property on the upper level that are of the same layout and measure 16x16 ft (5x5m) inside have 1 bathroom a kitchenette and a private patio.
there are 2 studio cabins in the font (on the street side) of the property that measure 20x20. they are of the same layout and are above the parking area . these cabins do not have outdoor space (patios) and are up a set of stairs, 10' (3m) from the street level.
the 2 bedroom measures about 1083 sq/ft of screened in interior space plus a covered patio area of about 180 sq/ft ..total about 1263 sq/ft. the patio has a 8 x10 dipping pool or hot tub that is about 50" deep , an out door kitchenette, 1/2 bath, outdoor shower. the cabin also has an private laundry room. it was meant to serve as an "owners unit".
the upper level has a laundry room and a owners lock room measuring about 12 x 14 with cleaning supplies and bedding, washer and dryer and many shelves. there is a shared courtyard separating the units and an out door communal kitchen.

detailed description of property-
the property is situated on a hillside and is divided into 3 levels with the lower level being the street side.
1st - the street level (front) has the entry gate, stairs up to 2 studios above. 2 parking spaces, a large 14x16' storage shed, central gas tank, stairs to the back patio and back entry to 2 bedroom (main house) water hoses for washing cars etc.
2nd - the 2nd level besides containing the pathway to the back is reserved only for the 2bedroom cabin giving this unit separation from the others
3rd - the 3rd level is roughly 8' above street level and is at back of property, walled in on all sides with one entry point being the main gate. to access the upper level there is a pathway that is roughly 9-10 wide with gardens on both sides. on the 3 level are the 4 original studio cabins each with private courtyards on either sides of a central courtyard used for separation and access. there is also an outdoor kitchen intended for communal use and a laundry and storage building 11x14 with 4000 plus liters of water storage on the roof.
walls -
the 2 bedroom and the 4 studio cabins in back are built with 2 walls made of wood and 2 walls made of block. all adjoining walls are made of block to reduce sound transmission. the front 2 cabins have a sound insulated wood frame wall to separate them and block wall where they adjoin the 2 bedroom and the other 2 exterior walls are made of wood, foam insulation ,sheet rock and plaster. the wood that was used is pine that has been treated with insecticides, wood preservative and oil to prevent rot and insect damage.
roofs -
the roofs of all of the units are made of corrugated cement panels with reinforced concrete poured over the top and painted with white reflective elastomeric paint. the 2 bedroom however also has a 2'' layer of foam insulation and a seamless fabric surface to protect the foam.
floors - all floors are painted cement.
propane- all units are connected to a single central gas tank that supplies all units.
water system- property is connected to the town water supply and sewer.
the property has 4000 liters of back up water supply. when there is water pressure in the streets than the storage tanks fill and there is a pump and pressure tanks that control the water pressure. there is always good pressure and flow of water.

there is a phone line (land line) for the property and great internet service. it cost about $30/month
internet- this year we got fiber optic and i have installed a wifi 6 system so the internet is really good
propane - central tank that holds 287liters...to fill the tank it's about 250 liters @10 pesos / liter. full occupancy in the winter uses the most propane and cost up to $2500 pesos /mo. me alone yearly i will use 2 tanks.
electric - there are now 3 electric meters for the property. 1 for the upper 4 cabins, out door kitchen and laundry room and 1 for the 2 bedroom and the front 2 cabins and 1 meter designated primarily for the a.c. units.
windows - the windows are aluminum sliders
air conditioners - the a.c. units are mirage magnum 22 seer.
water and sewer- the property is connected to the the municipal water and sewer system. have been paying 500pesos/month.
general maintenance-
pool - the dipping pool in the back patio of the 2 bedroom cabin is roughly 8x 10 and 50" deep with bench seating built in around the perimeter. it holds about 6 cubic meters of water, its built of block and cement, surfaced with pool paint and is professionally built with pool pump and filter. it is very low maintenance and easy to drain and refill when not being used for extended periods of time.
terms of sale
asking price- 500-650 usd.
the price will be established at the date and by the terms of offer.
as of now july 24 asking 500usd paid in full "as is" , and later 650 if i have it listed and the bank trust
the reason for the difference is that there is no capital gains tax when getting the 1st bank trust so if i sell before i submit my application for it than there is no charge to buyer or seller but after that there is and it's very high. the difference in closing costs i estimate about 150k of completely avoidable expenses
the property is regularized (no longer ejido and has been measured and established with insus) however i am hesitant to get an "escritura" until i have a buyer for the cost difference at closing. i have the file set up in the insus office. i can sign the property over to you or your lawyer. if i submit for the escritura than i will be stuck in process. it's easier to have it set up in the sales contract using the buyers lawyer so that he or she can receive the escritura and set up the bank trust directly for you. it would be so much easier and save a ton of money. it would also make the contract read more simple, sale quicker and transfer of possession faster. however i can't wait much longer for a buyer.
all closing costs will be on the buyer. - the price reflects that the buyer will have to pay for the closing costs.
the property will be sold "as is" it will include the furniture and equipment that is there to operate the business (except my personal belongings.) the property is not being sold as the business "sayulita cabins". you need to decide for yourself what you want to do with the property.
showings-. we need to talk first and see if your price range is something i would consider and i feel confident that you can actually come through with the purchase. i want to consider you a serious buyer who has read this info and seen the pictures and watched the videos and thinks that this place fits what you are interested in and not just someone who wants to look at peoples houses while on vacation. i will need to know that you are comfortable with the price and have you confirm that you have the funds before i show the property in person. if you don't have my asking price in your budget than let me know before asking for a showing.

1st - read the information on this website. you should have a very good idea of what is here and to be expected. ask questions if there are any that would make or break a deal. let me know that you are financially capable and your time frames if for some reason you are dependent on receiving funds. let me know your budget. i would like to know that you know this info, have read this website, know what to expect and are prepared financially to purchase.
next- i will offer that you come by to see the property in person than i would hope that you make and offer. we can then work out the details as we put together the purchase contract. if you want to secure the deal you will need to put down a deposit and sign an intent to purchase contract with time frames to complete your research. really it's better if you just get right to it because nothing is official until i have a deposit and you have a contract.
i will assist your lawyer in putting together a contract that makes the process a simple as possible. i will likely be able to sign a contract with 3 months lead time to transfer of possession.
this is what i see as a schedule-
we sign an intent to purchase with 1 month for your lawyer to research the title(3000 refundable deposit). if you are then confident we sign a precontract with 1-3 month to draft detailed contract and get costs and signatures(10% non refundable (unless i fail to perform) deposit ) then i move out within the time period given and we sign the finally contract and you can take possession.
...so you can likely take possession 1-3 months from when you decide you want to buy.
